Current Assessment Fees
Sterling Green Community Improvement Association has one of the lowest Annual Assessment Fees in the Houston area. Since 2010, the Assessment fee has remained at $270.00 annually. This will likely change in 2019 due to the increase in the cost of living as indicated by the Consumer Price Index, a recognized inflationary indicator. More details will follow.
Assessment Fee Collections
Assessment Fees have to be collected, it is the law.
There is no room for discounts or allowing someone to not pay their Assessment Fee. This has occurred in the past but cannot occur again.
Unpaid Assessment Fees
If an Assessment Fee goes unpaid, Sterling Green will seek the legal remedies available to collect the Past Due Assessment Fee. These Remedies include Liens against your Property and Judgments filed against you in District Court. If you are the subject of a Lien or a Judgement, it is unlikely you will be able to obtain a credit card, purchase a new car or attain an increase in credit available.
Once the age of an Unpaid Assessment Fee reaches a certain age, the Association has options to pursue Foreclosure in the Texas Civil District Courts.
When Assessment Fees are not collected, the Community that has to make up the difference.

We, the Officers, Directors, Managers and Employees of the Association want to work with you.
If you are having problems making ends meet, come to the office and setup a Payment Plan or inquire to what can be done to help you make it through a hard time.
Under Texas law, specifically the Texas Property Code, we are required to work with you to help you keep your home and we will gladly help you make it happen. If you are embarrassed, please don’t be. Also, under Texas Law, your right to Privacy is guaranteed.
Soon, you will not be required to come to the office to do this, but simply go online and handle this. Just come to the office and setup a payment plan. Also, soon, you will be able to pre-pay your assessment online over the previous year to avoid having to pay your Assessment Fee right after celebrating the Christmas Holiday.
Transfer Fees/Refinance Fees:
Sales Transfer Fee – $250.00
Refinance Fee – $100.00
Processing Fee for Sale or Refinance – $25.00 for 1st request and $10.00 for each additional request
We are investigating the legal and efficacy of a program which may allow for an extra charitable payment above the annual Assessment Fee. A Committee of Community Members would allocate the charitable contribution to those in the community to Homeowners who may be infirmed due to age, illness or accident. The proceeds of this fund would only be allowed to pay Assessment Fees or to perform services required by to be completed by the Deed Restrictions. A contribution to the fund would not be tax deductible.
If possible, this program will get started up after the implementation of the newly ratified Deed Restrictions at the end of 2018.
